Summarize the project's program, features and achievements?

Rosenberger Construction broke ground on a 71-acre site consisting of 5 shell warehouse buildings totaling 971,000 square feet on November 14, 2022, in Buda, TX. The Buda Commerce Center project features four rear-load warehouses and one cross-dock warehouse, each complete with move-in-ready spec TI office space. Each building is painted, textured tilt wall with form liner, and aluminum canopies. The site improvements include large sections of retaining walls, three public ponds with lift stations and water quality components, and public roadways with signage. This project was completed on September 9, 2024.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

The permitting process was complex and resulted in delays to the start date. During 2022, there were still uncertainties regarding materials and production timelines, so we purchased our joist materials ahead of time and stored them on site for future use.

Please communicate any engineering complexities or unique features of the panel design for this project?

Due to the varying grades on the site, we had some panels that were taller, thicker, and heavier than a lot of ‘standard’ tilt wall panels. The angled entry panels were also challenging to place properly.
