This building is part of a three building development adding much needed flex space to an area full of office space but little to no warehousing. The area is known for expansive soils making it difficult to develop. The building is laid out to allow one single user or up to 4 smaller tenants making it incredibly flexible and desirable for tenants in the area.
The site consisted of highly expansive soils with a water table between 4 and 10 feet below grade. Care and consideration was required when designing the foundation system as well as the slab on ground to minimize the effects of the site conditions.
The panels are founded on piers. Each panel spans below grade between piers. There is no grade beam which significantly reduces costs and construction time. The corner entry panels cantilever from both directions giving the appearance of a floating corner. Recessed entries and glass added complication given the highly expansive soils and minimum deadload requirements.
This area had very little warehouse space and was over filled with office. Providing a front-park, rear-load smaller building adds much needed flexible leasing space.
