Emser Tile is a 600,490-square-foot distribution center in 971-acre Pinto Business Park in Houston. It is a build-to-suit, tilt-wall project for the Los Angeles-based tile company that includes a 36-foot clear and has a ESFR Fire Sprinkler system. It is a cross-dock concrete tilt-wall building with 8,000 square feet of main office area, two satellite office/restrooms in the warehouse, 109 completed dock packages, stone wing panels, aluminum curtain wall entrances at all four corners of the building and complete integral aluminum lower and upper canopies. When the project began it was intended to be a spec building, but soon after, Emser Tile became the planned tenant. The schedule was expedited by a month, and the project faced 30 rain days, but it received the executed certificate of completion six weeks early with a great team effort. This was made possible through the preconstruction meetings. The subcontractors were all aligned before the project started to ensure the entire team was prepared to meet the schedule requirements. One way the team was able to be creative with the construction process was by receiving steel early and building each bay and stacking them on top of each other before erecting any tilt-walls. Once the walls were erected, a crane was brought in to move each bay. Overall, the project team came together to make the necessary adjustments to complete this project early for the client.
