Perimeter Park, developed by Core5 Industrial Partners and designed by Macgregor Associates, comprises two speculative warehouse buildings totaling 297,300 square feet in Dallas, Texas. Transforming a previously underutilized wooded area, the project provides modern industrial spaces essential for Dallas’s logistics growth. The development includes significant infrastructure upgrades, such as an 80-foot bridge and comprehensive utility improvements, demonstrating a commitment to quality and urban industrial revitalization.

The buildings present a sophisticated architectural aesthetic, with tan surfaces accented by two-tone grey detailing, seamlessly integrating into the local landscape. Thoughtful landscaping further enhances the site’s appeal, converting challenging urban land into a high-value industrial development. Despite encountering substantial permitting delays, construction was successfully completed in March 2024, highlighting the project’s meticulous planning and coordination.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

Perimeter Park encountered considerable permitting obstacles, resulting in an 18-month construction hiatus due to prolonged administrative delays from the City of Dallas. This required careful resource management, continuous stakeholder communication, and heightened site security to preserve partially completed works.

Additional complexity arose from the construction of an 80-foot bridge, requiring precise coordination among multiple contractors for off-site manufacturing, transportation, and on-site assembly. The heavily wooded site, previously used as a homeless encampment, necessitated careful clearing and sensitive handling to safely relocate inhabitants in cooperation with local authorities.

Complex utility work also presented challenges, particularly the replacement of a 10-inch sewer line requiring round-the-clock city oversight, intricate bypass pumping operations, and environmental protection measures. Despite these considerable challenges, the project achieved successful completion through diligent management and strategic coordination.

Please communicate any engineering complexities or unique features of the panel design for this project?

Perimeter Park’s engineering complexities included managing construction operations around sensitive site conditions, notably the stream bordering the property and the prior homeless encampment. Unique to the project was the design and installation of an 80-foot prefabricated bridge by Contech Bridge Services, requiring exact engineering specifications and complex logistical coordination for delivery and installation by Blakeman Steel and North Texas Contracting.

Further engineering ingenuity was demonstrated through the extensive sewer bypass operation. This involved detailed planning, 24/7 oversight by municipal officials, and strict adherence to environmental guidelines during the replacement of the existing sewer line. Careful coordination was essential to manage simultaneous operations safely and effectively.

The safety protocols, reinforced by rigorous oversight, daily inspections, and structured scheduling, enabled the completion of these intricate engineering tasks without any lost-time incidents, underscoring the project team’s capability in handling challenging site conditions and maintaining the highest safety standards.
