Port 99

Summarize the project's program, features and achievements?

Port 99 (Houston Business Journal - 2025 Landmark Awards Industrial winner) was one of the largest spec industrial projects delivered in the Houston market in 2024. It also is the first industrial project Dallas-based Provident Realty Advisors Inc. developed in the Houston region. The two-building, 1.28 million-square-foot distribution center is on 104 acres between the Grand Parkway and FM 2345 just outside Baytown.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

Construction started just days after Provident and Junction acquired the land, which included a large water feature that required filling. The site was previously undevelopable due to the marshy nature of the site. The project created a buildable site rather than take real estate from other more prominent locations.
