West 202 Logistics

Summarize the project's program, features and achievements?

By itself, Phase 1 at Caprock's West 202 Logistics would've been the largest industrial development in the history of the City of Phoenix. Phase 1 encompasses 2.5 million square feet of Class A industrial warehouse space, spread among five buildings, including Building C, which is a 1,063,188 square foot behemoth, the largest building in the development. The first five buildings in the initial phase of West 202 Logistics range in size from 289,331 square feet to Building C at just over 1 million square feet. The team was lifting panels as tall as 51 feet, 11 inches to accommodate clear heights ranging from 32 to 40 feet.

Suntec took on the slab and tilt-up phase of West 202 Logistics and executed at a very high level. The team raised a whopping 629 tilt panels in just 113 days. This was the largest tilt-up project that Suntec has completed with a high volume of large-scale panels, the largest weighing 239,100 lbs. The project included panel recess, plasters and returns.

The phasing of this project was precise, with panel forming and curing process for each building being expertly timed to line up with when the team was ready to place the panels. The team started with Building C, tackling the largest building first, and then proceeded on to the rest of the buildings. Suntec completed the project ahead of schedule.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

The sheer number of panels, 629, created the biggest challenge, for the Suntec team, but expert planning and an experienced team allowed them to finish the tilt-up process in just 113 days.

What is the potential for this project's impact on the community and/or environment?

The project activated one of the final remaining infill parcels of more than 30 acres in the City of Phoenix. The site is 140 acres and sits in the heart of a bustling industrial submarket. The development created economic opportunities for the city with these modern, Class A facilities at West 202 Logistics. The first tenant at West 202 Logistics was Colson Group USA, the world's largest manufacturer and distributor of caster, wheel, and related hardware products. The focus of the development is to attract more national and international tenants.
