The Delta project was conceived as an 878,115 square foot speculative industrial cross-dock building with a 40' clear height. Three of the four corners were designed with dynamic entry features to accommodate future office buildouts. Two of these entry features incorporated two-story butt glazed storefront windows with the third entry as knock-out panels for adding additional storefront windows in the future. With frontage on Interstate I-85, these corner features offered great exposure for future tenants.
The timing was a challenge since the site was a formerly used to stockpile soil, some of which included construction waste and organic material. In addition, an electrical high-tension wire tower needed to be relocated adding to the challenges and extending the time spent on site improvements and preparing the building pad. Luckily, once the building pad was finally in place, the tilt-up process was extremely efficient making up for lost time on sitework.
With over 200,000 square feet of wall panel area, building with panels up to 53'-6" in height ranging in thickness from 9 ¼" to 10". The project consisted of 188 individual panels on a nearly 900,000 sf building. These entrance features combined spandrel panels as well as ACM canopies with exposed steel vertical supports enhancing the structural expression. WGPM needed to be in regular contact with the GC during the erection phase to coordinate panel sequencing and ensure the panels were erected in a manner that brought the MSA design to life.
Delta was one of several tilt projects in Gaston County that helped bring on Gaston county's rise as one of the fastest growing industrial hubs in the Charlotte areas sub-market.
