Summarize the project's program, features, and achievements: MDC 50 is a 634,347 square-foot office and distribution center in Fort Worth, Texas’ Mercantile Center development. This facility will serve as a class-a office and warehouse space for XPO’s logistics subsidiary GXO. The building contains more than 570,000 square feet of warehouse space and over 63,000 square feet of two-story class-a office space. The project broke ground on April 13, 2021 and was slated to be completed on an expedited schedule by July 5, 2022. Over the course of the entire project, we faced a total of 28 weather days. 18 of those weather days were within the first six weeks of the project in mid-May to early June. Losing three and a half weeks of early construction due to weather, on top of continual supply chain issues, made a tight schedule even tighter and necessitated six and sometimes seven-day work weeks for the remainder of the project to stay on or ahead or schedule wherever possible. The land that MDC 50 sits on is owned by Mercantile Partners and leased by XPO. In the middle of construction, on August 2, 2021, XPO launched spin-off company GXO to handle all of XPO’s former contract logistics work. This meant a complete change in ownership contacts who would oversee construction in the middle of the construction process. This change in ownership also resulted in a change in the needs of the building, requiring redesigns as the building was actively under construction. When the owner and tenant’s needs for the office space increased in scope, it required us to continue the build-out while the interior was concurrently being redesigned in order to stay on schedule. This required extensive coordination with the owner and architect, GSR Andrade, to reduce and eliminate the amount of rework that would be required. The facility provides a dynamic look to the Mercantile Center development in Fort Worth. Built with Tilt-Up Construction, the Class-A industrial facility is painted two-tone beige with exposed wood accents on the exterior and interior. The certificate of occupancy was received on schedule on July 5, 2022, meeting the owner’s urgent need for the facility to be operational on an expedited schedule.
