Tropical Logistic Park 2.0

Summarize the project's program, features, and achievements: The Tropical Logistics 2.0 project consists of three warehouse buildings and one fire pump house. The entire site is on 21 Acres with a total of 442,776 SF of warehouse space. Building 1 is 248,391 SF, Building 2 is 101,822, Building 3 is 91,338 SF and the Fire Pump House is 1,225 SF. Each building includes a spec office buildout and warehouse space for a future office buildout. The warehouse spaces include skylights, with buildings 2 and 3 also including evaporative coolers and relief vents to allow for 3 air changes per hour. Building 1 has 32 overhead doors and 2 large drive-thru overhead doors, buildings 2 and 3 each have 15 overhead doors and 2 large drive-thru overhead doors. All three warehouse buildings will also receive the LEED Certified level once completed.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? The project site, although large in terms of acreage, was small with all the buildings constructed. The site work became the challenge to complete around the buildings. In conjunction with the reduced site areas once the buildings were up, there were many civil-related issues throughout the site. Grades issues and keeping flow through the project were the main challenges on the building. Weekly meetings with the site contractors were conducted to not only discuss schedule, but also discuss any issues and get resolutions going. Some issues encountered resulted in raising and lowering grades throughout the site to allow for proper water flow. Material staging was also a challenge, with one of the solutions being storing materials inside buildings that could easily fit through one of the overhead door openings.

What is the potential for this project's impact on the community and/or environment? Southern Nevada has become a premier location for industrial, logistics, and warehouse construction due to its connections to the Mountain West and major population centers throughout the western United States. This development is in the fast-growing industrial corridor in the city of North Las Vegas. It has easy access to the I-15 highway, railways and two airports. The project contributes to the diversification of the region’s industries.
