East Group McKinney Industrial Park

Summarize the project's program, features, and achievements: The project program was to provide a modern design for an industrial technology park. Features of the park for each building include a rear load truck dock facility with 6 Office Entrance storefronts, two loading ramps, standard and electric vehicle parking spaces and clerestory windows at the truck dock for additional natural light.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? The challenges we had on this project included the limited working hours allowed by the City of McKinney, due to the close proximity of this project to the adjacent neighborhood. Not being able to pour concrete during certain hours extended the project schedule and reduced sub-contractor productivity. We pre-purchased roofing materials and structural steel to avoid escalating material costs due to supply chain issues during the beginning of Covid.

Please communicate any engineering complexities or unique features of the panel design for this project. ? To help reduce the scale of the buildings and to comply with the City Zoning Ordinance requirements related to facade articulation, we used a combination of concrete form liner, accent paint and Nichiha fiber cement panels. These materials directly applied to the concrete panels enhanced the visibilty of the Office Entries and provided a modern stylized design.

What is the potential for this project's impact on the community and/or environment? This Industrial Park will provide commerce and jobs for a predominantly residential community. It will also become a focal point at the corner of the 121 and Hardin Boulevard. We were also able to save the existing tree line which will screen the adjacent residential area from these newly constructed buildings. Additionally the site included public sidewalks adjacent to Hardin Boulevard for pedestrian traffic that will connect to the neighborhood.
