Construction of tilt-up strip mall shell spaces. Marketing Description: Kona Commons is the centerpiece of the overall master plan by the Queen Liliuokalani Trust that brought new big box retail stores to the Big Island. This was Phase One of a three-phase project, and involved the construction of a 103,500-square-foot strip mall on a 10.9-acre site.The buildings are a traditional single-story, tilt-up construction with spread footings, slab-on-grade, and tube steel columns. The larger tenant buildings feature wide flange beams and steel girders with metal deck. The smaller tenant spaces include wood joists and Glulam girders with plywood deck. Both tenant types include single-ply membrane roofing, EIFS, storefront entrances, awnings, and trellises.Nordic PCL provided design-assist preconstruction services for this project. After analysis, the project team identified tilt-up as the most effective method for construction. Although few tilt-up projects had been completed in Kona at the time, the method proved successful.
