In 2018 Advanced Hospitality Nova Scotia Inc engaged BD Stevens to do a major renovation and addition to their Best Western Plus Hotel located in Spectacle Lake, Dartmouth NS in the range of $6,000,000 but before completion the owners proposed a second project. The new four-story 125 room Holiday Inn Express & Suites Hotel complete with 2 elevators, Laundry facility, Kitchen, Breakfast Seating Area, Lobby, Pool and Water Feature.
BDS took protype drawings and worked with the owners to convert a typical traditional wood stick frame construction with EFIS exterior finish into an insulated concrete Tilt-up building. Concrete was a main feature of this build. HIE used The GIRDER-SLAB® system, BDS insulated concrete tilt -up panels with 12” precast hollow core plank floor/ceilings, concrete stairs and landing to create a complete concrete superstructure. This is an ideal solution for use in mid to high-rise residential structures such as hotels, student housing, apartments, senior housing and condominiums. Some other notable features were using the exterior tilt up walls as the finished surface, with some areas using a vinyl wall covering for a final finish. Also unique was using the hollow core plank in the guest rooms as a finished ceiling with a painted finish.
The panels were 47’-4” in height and the longest span for the hollow core plank was 38’-0’. HIE also included non-insulated interior shear wall panels (featuring Connect-EZ and NMB Splice Connectors) creating a fully enclosed concrete exit stairwell. The elevator shafts also were tilt-up acting as a dual role as shaft and shear walls. BDS worked with the owners from conception through to hanging the pictures on the wall as a truly turn key project. Total value of the Holiday Inn Express & Suites project including land value to the owners was in the $15,000,0000-$20,000,000 range.
