Ollie's Bargain Outlet

Ollie’s Bargain Outlet is a 615,060 square-foot distribution center in Lancaster, Texas in the Wintergreen Exchange Industrial Park development. This facility will serve as the company’s Southwestern Regional Distribution Center, furthering the company’s commitment to expansion across the United States. Prior to this facility’s opening, retail stores in the region were being served by the company’s distribution center in Georgia. The facility is built on 55 acres and consists of 12,000 square feet of office space and roughly 613,000 square feet of warehouse space. The site also has room for roughly 100,000 square foot of expansion to the facility. The project broke ground on November 29, 2018 and was slated to be completed on an expedited schedule of October 31, 2019. Over the course of the entire project, we faced a total of 59 weather days. This forced crews to frequently work in less than desirable conditions. For example; panels were erected in extremely wet and muddy conditions. This forced the use of a track to make erection possible as a conditional crane would have taken a minimum of 5 days longer to complete the Erection of the Building. The owner’s need to have the building fully operational by the time the Certificate of Occupancy was received necessitated building the 615,000 square foot facility in 4 phases. Phase 1- July 1st, Phase 2- August 1st, Phase 3- August 19th, Phase 4, September 16th. After a phase was complete, the owner’s crews would enter that completed phase of the building to install racks and conveyor systems. Each phase was completed ahead of schedule, even counting 59 weather days. To accommodate the owner’s needs and urgency, overhead MEP was installed while the floors were being sealed and while semi-trucks were inside the building unloading racks and conveyor systems. Because these three things were occurring simultaneously, the utmost care was taken in regard to safety for all crews present. Due to the facility being constructed in phases in order to get racking and conveyor systems promptly installed, all the floors were sealed in Phase 1 while panel and floor leave outs were not back filled until phase 4. This was a highly unusual, but necessary, process during this project to accommodate the owner’s urgent need to be operational. The facility provides a dynamic look to the Wintergreen Exchange development in Lancaster. Built with Tilt-Up Construction, the Class-A industrial facility is painted three-tone beige and grey and features red accents, all matching Ollie’s Bargain Outlet’s corporate brand colors. This facility is expected to add more than 220 new jobs to Lancaster and the surrounding South Dallas community. The certificate of occupancy was received on schedule on October 31, 2019, meeting the owner’s urgency in the facility being operational soon after construction completed.
