StratiFi Health is a two story 50,000 square-foot office building developed by Harrod Properties and designed by O’Brien Architects for StratiFi Health, a member of the Catalyst Health Network, which has been named one of the fastest-growing privately held companies by Southern Methodist University’s Cox School of Business. The facility incorporates modern architectural design also featuring imported and custom finishes. Construction began in March 2018 and commenced in December 2018. Large format Italian ceramic tiles were used in the lobby. Due to the tile requiring restricted overhead access, we were forced to install tile near the very end of the project as we and our subcontractors were walking out. This Italian tile required a 6 month lead time for import out of Italy and was ordered with the plan for delivery near the time of installment near the end of the project. Upon arrival it was discovered that the tile was broken during shipping. We were required to reorder the tile and negotiate a rush procurement in order to meet the substantial project completion date. While we performed lobby finish out, the tenant contracted directly with a specialty architect/interior design firm for finish-out of tenant spaces. We were required to meticulously coordinate with the TI contractors in an effort to make tie in lobby design with tenant spaces. We also coordinated subcontractor overlap for all electrical services throughout the building. Built with tilt-up construction, the exterior of the StratiFi Health is finished with sleek silver and white colors, decorative reveals and ornate glass entrances. Two large aluminum composite material canopies cover the expansive curtainwall glass entrances to the building. Decorative cedar wood and wire mesh pasture fences surround the employee patio and other spaces outside the building, and a decorative boulder wall leads up to the west entrance. The interior showcases an assortment of modern design elements to deliver a luxury feel to this corporate office space. A two-story lobby is finished with edgeless LED fixtures with plaster-in knife edge and glass handrail staircase. The elevator lobby for the two passenger elevators incorporates accent lighting system. Museum level wood trim and accents finished out the lobby. Over the course of the project we faced a total of 45 rain days, setting us back significantly at times. Although there were more weather days than the schedule allotted, our team of leaders and subcontractors worked to complete the project and received the Certificate of Occupancy under deadline.

The safety challenges unique to the Stratifi project were minimal and, fortunately, uneventful. Overall project safety was managed by constant coordination with leadership for various subcontractors and a three strike rule was mandated and enforced. A six week look‐ahead schedule was maintained as well as mandatory weekly standown safety meetings. A disciplined commitment to maintaining safety played a critical role in our ability to finish this project on schedule. As a result of our safety program and our superintendents’ meticulous oversight, this project was completed with no lost‐time mishaps. Bob Moore Construction views safety as a moral imperative as well as a legal requirement. Our award winning program has been a key component in our acceptance into exclusive certification programs from OSHA and the Tilt‐Up Concrete Association (TCA). Our safety program includes standards that meet, and sometimes exceed, OSHA standards, and is aggressively enforced. Superintendents perform daily site inspections and safety is a required topic in every weekly jobsite meeting. Subcontractors are required to perform internal inspections of tools, equipment and personal protective gear. Superintendents receive OSHA 30‐hour training, are qualified in first aid and most have received the ACI's Tiltwall Concrete Supervisor Certification. We have received numerous awards from AGC and the TCA, including the TCA's Alphonse J. Engelman Best Tilt‐Up Safety Achievement Award, the Safety Achievement Award from the CompGroup AGC (group that administers the workers' comp program on behalf of all Texas AGC chapters) and the local AGC chapter's Safety Director of the Year Award.
