Located in an area of Katy, Texas previously known for rice farming and some of the best goose hunting in the world, an Atlanta based development group purchased the property and teamed with Rosenberger Construction to build one of the largest single footprint industrial tiltwall buildings completed in 2018 in the Houston area. At 673,785 s.f., this cross dock tiltwall distribution center has a 36’-0” clear height and an average panel height of 50’-0” with parapet walls on all four sides. Utilizing offset and inset corner panels and angled wing wall panels at each entry along with curtainwall glass and aluminum sunscreens gives the building a more appealing look than the typical “box” type industrial building, which enhanced the Owner’s ability to sell the project to an end user just prior to completion. Due to the size of the building and the large number of panels, the tilt-up construction process was broken into two phases. Tiltwall panels were being erected on one end of the building while panels on the other end were being formed and poured which allowed for a seamless transition for the erection crane to move from phase to phase with no down time in between and helped maintain an aggressive schedule.
