I-97 Business Park Phase 3 is a five-story Class A, core and shell office building was constructed utilizing tilt wall construction and brick cladding with the main entrances featuring aluminum composite metal panels and full floor to ceiling curtainwall glazing. Construction of the 126,283 SF office building was completed as part of the St. John Properties’ I-97 Business Park Phase III development, a 67-acre business community near the Baltimore-Washington International Thurgood Marshall Airport. This is Maryland’s first five-story, tilt-up constructed office building. The building design utilized a 4+1 tilt-up construction method, with the panels cast and installed in two sets. The first set of panels are approximately 60’ tall by 30’ wide and serve to support all four levels of floor framing. The second set of panels are 18’ tall by 60’ wide and serve to complete the fifth floor. The top story panels have 55’ wide openings to allow for continuous ribbon window glazing. The interior sports shower rooms, three stairwells, three elevators, a digital directory, and wood and porcelain finishes with entirely LED lighting.
