Overview

Deviations were made from a typical box to create an interesting building with a modern look. From a distance the pattern of the reveals and variations in colors help create an illusion of multiple wall materials. One portion of the building has angular reveals giving it a fun whimsical feeling; it's like a birthday present, which you can't wait to open. Large windows on the street side make the building feel more inviting and approachable. The building is comprised of simple rectangular sections which vary in size, shape and height. Great care was taken by the contractor to ensure all reveals lined up and continues around corners (including the diagonal reveals). This building is a joy to the owner and her gymnastic students who use it. Tilt-up concrete provided an economical building would could be constructed quickly. Because the building is located adjacent to a freeway, it was important to use concrete for sound control. Tilt-up concrete also facilitated working in winter conditions.

Features

Although this is a relatively small building, it was still cost effective to construct using tilt-up concrete. The building has well proportioned simple rectangular sections with a variety of reveals, window configurations, and has somewhat of a layered look due to offsets and height variations as well as color variations. The reveals and window are well coordinated. The interior lobby has exposed stained concrete. All of the interior perimeter walls are exposed concrete. The finished building has a zen-like quality. The reveals, windows, awnings, etc are well thought out.

Recognition

This project has received an excellence in design award from the American Concrete Institute.

This building is used to teach gymnastics and also has a small pre-school component. It is highly used by the community and has been well received by the city who had some concern about allowing a tilt-up concrete building to be constructed in the neighborhood. The project has proven to be very successful.

Additional information

Because the building has as assembly occupancy, it had to be engineered for 25% higher seismic forces than other buildings. It was also designed for snow loads and high wind speeds. The contractors took great care to ensure all the reveals were properly located, straight and intersected properly at all exterior corners. The main entry awning was designed to cantilever from the building, omitting the need of any exterior columns.
