Innovate at Dove Valley

Summarize the project's program, features and achievements?

Completed in 2024, Innovate at Dove Valley is a new 103,552 square foot speculative industrial space. The building offers 28-foot clear heights, an ESFR sprinkler system, and an associated fire pump, and ample vehicle parking and truck docking positions. The original site had a large grade drop, and a portion was below the 100-year floodplain. A 9-foot-high cast-in-place concrete retaining wall was constructed with soil nails. The concrete panel design used strong vertical reveals and textured paint lines from the finish grade to the top of the panels. The design mimicked window appearance with 1 _ inch deep recessed and _ inch reveals within to appear as mullions. The panels have 16-foot glazing openings and canopies in offsetting accent colors constructed out of steel channel with round steel columns. The building slopes with a slab at _ percent over a 464-foot length, resulting in 2 _ feet of fall, saving the owner thousands of dollars in site grading.

Key structural design insights into this project:

  1. Exterior entry canopy eyebrow framing with steel grating sunshade elements. This design presented various design challenges with connections at the building wall panel/storefront girt interface and limiting deflections for the long-span channel framing.
  2. Special panel design considerations and planning were required at future storefront openings to accommodate embeds for intermediate girts.
  3. Coordination of details required for various panel overlaps and panel return legs (flag panels) at wall bump-outs.
  4. Both traditional and deeper reveals are utilized throughout the panels. The varied reveal depths created challenges with coordinating the correct panel thicknesses, reinforcing designs, and placement of rebar in the field.
