Summarize the project's program, features and achievements?

The 729,872 square foot project was built as a speculative industrial facility capable of accommodating multiple tenants, with large corporate distribution as the main target tenant. This building demonstrates the latest tilt-up concrete technology and capabilities, as well as pushing the boundaries of what a simple reveal design, form liner texture and bold paint colors can achieve. The building’s main features are the prominent entry corners, consisting of thin tilt fin panels supporting flying, tilt panel spandrel panels high above. Horizontal ribbed form liner cast into the panels along with a bold color scheme round out the building’s impressive design.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

This project was confronted with several obstacles, the most notable was the amount of site prep that had to occur before building construction could commence. The long site prep period led to a reduced building construction schedule, which was further impacted by numerous days of inclement weather during construction.

Please communicate any engineering complexities or unique features of the panel design for this project?

Panel design presented several challenging panels, notably several panels that required steel strong backs to be installed to allow the panels to be lifted without cracking. Some panels with large openings also required complex rigging with atypical doubled-up lifting insert positions since there was not much panel area to locate lifting point. Most challenging in terms of the actual lifting were the upper spandrel panels which required temporary lifting legs and careful placement of a steel support column that would support the ends of two separate panels. It was not until all panels were lifted and connected and the steel column attached, that the stringbacks and temporary legs could be removed.

Speed of panel lifting, form liner/ mix of materials, heaviest panel, speed of entire project, complex design, etc. This project was on a tight construction schedule that was further constrained by weather and resulting site constraints. The sequencing of panel lifts for the statement entry corners was extremely complex, as interlocking panels and steel column erection which required careful timing and the use of sacrificial panel legs (to be cut away later) to allow the lifting and placement to move quickly and efficiently. The project included 189 panels with the heaviest panel lifted being approximately 77 tons.
