Constellation Trade Center is a premier 800,000 SF, three-building industrial park strategically located in El Paso, Texas. Designed with flexibility, functionality, and tenant convenience in mind, this Class B development sits on 52 acres and offers an ideal setting for modern industrial users. The park features a 363,000 SF cross-dock facility and two 218,000 SF rear-load buildings—each outfitted with full dock equipment packages. Both rear-load buildings include 4,000 SF of speculative office space, delivering turnkey, move-in-ready solutions perfect for a range of multi-use tenants. Built with structural steel framing and slab-on-grade construction, the buildings boast a sleek exterior design that includes concrete tilt-wall panels, architectural canopies, and striking two-story glass entrances. Located just east of Loop 375 with direct access to Interstate 10, Constellation Trade Center offers exceptional accessibility in a rapidly developing industrial corridor along Bill Burnett Drive.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

The Constellation Trade Center project successfully overcame a range of complex challenges during site development and construction, showcasing the team’s expertise in delivering high-quality industrial spaces under demanding conditions. One of the most significant site-related obstacles was the dramatic grade variation—over 25 feet of elevation change across the 52-acre property. To address this, multiple retaining walls were engineered and constructed, ensuring stable foundations and optimal building placement for the three industrial facilities.

Despite frequent design modifications and procurement challenges, the project maintained momentum. Two speculative office buildouts were seamlessly designed and constructed in tandem with the core and shell phases, allowing for a fully integrated, on-schedule delivery. Additionally, utility coordination required creative problem-solving due to the surrounding area’s ongoing infrastructure development. Through strategic planning and innovative routing along public rights-of-way, permanent water, gas, and electrical utilities were successfully installed, ensuring long-term functionality for future tenants. The result: a resilient, well-executed industrial development that positions Constellation Trade Center as a key asset within the El Paso market.
