Valley View Point

Summarize the project's program, features and achievements?

Valley View Point is a 120,900 square foot speculative industrial warehouse facility located on a 10 acre site near DFW Airport in Irving, Texas. Developed by ID3 Partners and designed by Halff Associates, the project broke ground on June 9, 2022 with an ambitious completion date target of June 5, 2023. The site was originally a covered airport parking lot, requiring demolition of multiple structures prior to new construction. This included removing shade canopies, pavements, and foundations.

Over two-thirds of the site sloped significantly towards an existing drainage ditch, posing grading and erosion control challenges. Redesign of earthwork and drainage was undertaken to facilitate construction. Due to proximity to neighboring tenants, an enhanced 3-hour fire resistance concrete tilt-up wall construction was implemented on two sides. This exceeded the norm for speculative warehouse buildings. The project boosts the modern industrial look of DFW Airport area with attractive three-tone grey and white concrete tilt-up construction. Top priority was placed on expediting completion to enable quick leasing. Substantial completion was achieved on schedule on June 25, 2023 to meet the developer's goals.
