The I-20 Logistics Park is a 1,013,071-square-foot Class-A industrial facility located along Interstate 20 in South Dallas. This project is a joint venture between Ares Management and Archway Properties and the winner of the NAIOP Industrial Development of the Year. Built on a 55-acre site that previously contained over a dozen separate properties, the project broke ground on August 4, 2021 with an aggressive schedule for completion by July 31, 2023. The project was designed by GSR Andrade Architects.
To create the 55-acre site, over a dozen separate properties had to be purchased and combined. This required extensive demolition of existing fences, buildings, and vegetation across the varied land. The site also originally had uneven grading and a creek running through part of it. Significant earthwork was undertaken to raise and level the site to prepare it for construction.
Site access was restricted to the two-lane Cedardale Road for a large portion of construction. Careful coordination of deliveries and worker parking was essential to avoid disruption despite the constrained access. The process of assembling over a dozen existing private properties, with varied existing structures and landscaping, into one unified 55-acre project site is highly unusual. Extensive demolition, environmental remediation, grading, and site work was completed before construction could begin.
The I-20 Logistics Park provides a clean, modern look along the I-20 corridor. Featuring tilt-up concrete construction, the building is painted an attractive three-tone gray and white color scheme. The certificate of occupancy was received on schedule on October 31, 2019, meeting the owner's urgency in the facility being operational soon after construction completed.
