This project consists of three buildings near the Phoenix-Mesa Gateway Airport, each with different sizes and features. The largest building measures 224,566 sq. ft. and has a 36-foot clear height, 28 dock doors, and 3,000 sq. ft. of office space. The second building is the smallest at 108,626 sq. ft. with 19 dock doors and 1,500 sq. ft. of office area. The third building covers 141,117 sq. ft. with 32 dock doors and 1,500 sq. ft. of office space. All three buildings offer ample parking to accommodate potential tenants.
For this particular project, there were numerous architectural considerations that added complexity to the scheduling process. The groundwork for the project commenced in April, with the first building being erected in July 2023. Our focus encompassed a range of architectural aspects such as interior and exterior recessed features, formliner, reveal, and mitered edges. It's worth noting that the site posed a challenge due to its narrow space between Buildings C and B. This became particularly apparent when it came to lifting panels, as the crane had minimal space to maneuver between the two buildings.
The construction of the panels was particularly challenging due to the architectural recesses present on all three buildings. The 18" and 19" panels were recessed on both sides, adding complexity to the construction process. The field team had to carefully plan how to effectively construct these recessed areas. Additionally, erecting the panels posed its own set of challenges, as the team had to devise a method to install the added engineering bar for panels that ranged from 10" to 19" in different areas. Furthermore, specific panels for each building required temporary concrete legs and higher PSI to ensure a successful and safe lift.
The creation of over 400,000 square feet of building space in the heart of the Mesa Gateway area is contributing to the rapid growth of the Phoenix metropolis. City of Mesa council member Scott Sommers stated, “Our goal as a city was to create this area, Southeast Mesa, as a net importer of jobs, so people travel here to work…this is going to be a fantastic opportunity and continued growth in this district for these types of jobs."
