Construction has been completed on the second phase of Weiser Business Park, located outside of Houston in Cypress, Texas. The facility is the fourth building to be delivered in the park. Building Four at Weiser Business Park features a 36' clear height, 54' wide column spacing, trailer parking, an ESFR sprinkler system, and is seeking LEED certification. Since the land was a private airport for decades, awning canopy designs reflecting aeronautical elements enhance the tilt-wall panels and overall building. Once fully complete, Weiser Business Park will offer more than 1.6 million square feet of Class-A industrial space across a planned six to seven buildings.
A 1.1-mile road extension of Fallbrook Drive was completed to connect Huffmeister Road to 290. The road extension was required to allow vehicular access to Phase I, Phase II and future phases of the master-planned development. Condemnation hurdles regarding drainage for the project were negotiated with the County which would have negatively impacted the building size.
The developer wanted to pay homage to the former airport by incorporating the name and an aeronautical theme into the design. The prefinished metal canopies at the entries of each building have tapered edges to mimic a continuous biplane wing. A formliner, reveals and accent paint colors break up the façade of tilt-wall panels.
All Buildings and Tenant build-outs in the Business Park are pursuing LEED Certification. Low-E glazing, Low Solar Reflectance Index roofing, Enhanced Commissioning, reduced indoor water usage is provided.
