Summarize the project's program, features, and achievements: The Queen Creek Commerce Center is an industrial development strategically located in the fast-growing Chandler Airport Submarket. The project consists of two, single story tilt-up structures, building A and building B, at approximately 163,072 sq. ft. and 397,280 sq. ft respectively. Queen Creek Commerce Center is located at 555 E. Queen Creek Road, in Chandler AZ and provides excellent proximity to nearby businesses, with quick access to nearby freeway interchanges. The project is intended to provide multi-tenant industrial lease space for a variety of warehousing and distribution activities. Target tenants include mid-sized light industrial/distribution type companies.
What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? This site is located in the flood plain and the schedule had considerable delays in gaining permit approval. The site grading was re-designed several times which had cost impacts and changes to the parking, landscaping and dock design.
Please communicate any engineering complexities or unique features of the panel design for this project. ? The project is upscale as is evidenced by the building elevations (including reveals, canopies, architectural cornice, etc.). The panel design includes multiple steps in the parapets and pop-out office areas that utilize spandrel panels over the entries.
What is the potential for this project's impact on the community and/or environment? This project brings new industrial facilities to the community. Prior to shell completion, the entire project had been leased with three tenants bringing manufacturing jobs to the community.
