This 85,000 square foot speculative building stands at the entrance to a high profile office park in Louisville, Colorado. It is the gateway to the park and sets the standard for for the area. As one of the last parcels in the park to be developed and due to its high visibility, the City imposed strict requirements on the aesthetics. The area has highly expansive soils requiring the building to be founded on drilled piers.
What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?
The engineer of record did not provide the design for the tilt up panels. The general contractor hired a subconsultant to design the panels. Coordinating the panel design between the subconsultant and the EOR on a job with this level of detail was a challenge.
What is the potential for this project's impact on the community and/or environment?
Since it is located right at the entry to a major business park, this building sets the standard and the tone for the rest of the park.
