This project is a new 239,383 concrete tilt-up warehouse for Riverbend Management built as a spec building for future Bullfrog Spas tenant improvement located in Herriman, Utah. Building consists of 6" slab on grade with 9 1/4" thick concrete tilt-up wall panels, open-web roof structure and TPO membrane roofing. Project includes aluminum storefronts, curtainwalls, and clerestory windows, and painted exterior with overhead doors and minimal loading dock equipment. MEP systems consist of ESFR fire protection, roof drains, under slab DWV, water, gas piping, gas fired unit heaters, new electrical service, minimal warehouse lighting, and emergency/egress lighting. Also includes all site improvements consisting of earthwork, utilities, asphalt paving, site concrete, and landscaping. To accommodate the quick building of the office mezzanine and tenant improvement buildout the panels in this area were temporarily braced to helical piles on the outside of the building to allow for structure inside to be built.
The production area tenant improvement includes multiple 43’ x 16’ concrete pits for hot tub vacuum formers as well as multiple pits for paint booths. Underground utilities and curbs for the testing areas, process water and air lines, and power for all the production equipment. The warehouse is also equipped with a dust collection system. 4 large drive in doors for loading and unloading of hot tubs.
The office tenant improvement consists of a 44,867 SF office buildout which includes a 20,000 SF mezzanine. The lower level includes a modular arts reception wall with integrated TV panels, open and closed offices, team rooms, training rooms, and a cafeteria with a break room. This lower level also includes a showroom with a pepper grind and polished concrete floor and a parts department. The upper level includes the board room, large conference room, multiple team rooms, closed and open offices, training rooms, and a fitness room. The office space is designed with an industrial look to make the space feel open and expose structure above as well as MEP infrastructure, with high class finishes throughout the rest of the space.
