The Axis Raintree project is a 175,000-square-foot, three-story, Class A speculative office building with a structured garage, located on an 8.24-acre site in Scottsdale.
Designed by RSP Architects, the office building features 16-feet, deck-to-deck volume, expansive glazing, large efficient floorplates, several tenant amenity areas, structured parking, and an outstanding view of the McDowell Mountains.
The building elevations are truly unique to the area and serve as a signature to the building and speculative office project in general. RSP Architects and Trammell Crow Company went through an additional step to create the office building’s aesthetic by using a custom form liner for the tilt panels, which results in a textured imprint on the building envelope, as well as on the parking structure to bring the two together. This was complemented by a glass curtainwall and storefront to invite light and air into the building design.
A five-tier, 900 space precast concrete parking structure to support the end-user was also constructed. The structure is a total of 283,500-square-feet.
There are many logistical challenges of building a parking structure while building an office building concurrently on a tight site. This challenge was accomplished by covering the foundations to create an area for the waste slabs to cast the tilt panels on, then removing them after the panels were placed to move forward with the parking structure.
