OWP3 is a state-of-the-art 55,570sf medical office building located in Leland, North Carolina, serving all of Brunswick County. This 3-story facility is the first dedicated outpatient orthopedic surgery center in the county and provides local residents with a complete range of orthopedic care in a single comprehensive location. The Surgery and MRI Imaging centers are stationed on the ground level. While the second floor houses the Orthopedics and Spine centers. Positioned on the third floor are Pain Management and Physical & Occupational Therapy centers. During construction, the project site took a direct hit from Hurricane Florence flooding the site with over 25 inches of rain and shutting off access to the project for over seven days. Due to comprehensive preparation and securing of the site prior to evacuating, no damage was done and work was picked back up once the site was able to be reached. Features of this facility include rustic brick formliner, block formliner, reveal patterns, reveal banding, and large vertical storefront openings with added sunshades and adjustable louvers. A large drop-off canopy with a covered walkway, constructed from L-shaped Tilt-Up spandrel panels supported on concrete columns, creates a grand entry to the medical facility. Dual elevator and stair shafts are created with Tilt-Up panels as well as the large mechanical and generator enclosure at the side of the building. An exterior structural pad for a mobile MRI Imaging station sits in front of the enclosure. OWP3 delivers a high-quality, innovative orthopedic center to the residents of Brunswick County in a durable, long-lasting Tilt-Up structure.
