Gateway Mount Pleasant is a 65,000sf Class-A office space located at the base of the Arthur Ravenal Jr. Bridge across the Cooper River from historic Charleston. This premier location provides its tenants with numerous walkable amenities, outstanding visibility, and incredible views. To take advantage of this location the Project Team had to overcome several obstacles including a building elevation at 9 feet above sea level, crane access limited to two sides, covered parking at the first level, and an active 110-room hotel sharing the site. Four-story Tilt-Up panels at the perimeter and an interior Tilt-Up elevator and stairwell core rest on pile-supported foundation caps. The lower Parking Level includes panel openings for an open-air parking designation as well as additional openings to meet FEMA flood zone requirements. Two thin-brick blends with cast concrete sill bands are embedded in over half of the building panels, the remaining panels are coated with accent reveals and recesses. Along the wetland side, panels are pushed out of plane to create large 650sf exterior terraces at each of the 3 upper levels overlooking the park and bridge. An elaborate structural steel feature canopy that mimics the nearby bridge is used in conjunction with cast-in-place walls, ramps, and stairs to create an incredible approach. With the use of Tilt-Up construction and casting beds, the anticipated project schedule was able to be dramatically reduced. Additionally, in-depth project management that utilized BIM and efficient site logistics delivered the project 6 weeks early. Envisioned 3 decades ago, with the demand for nearby high-quality and high-paying jobs increasing in the past few years, the completion of this project was highly anticipated and celebrated by city officials and residents of one of the Lowcountry’s fastest-growing areas.
