3201 Olympus Blvd

When cell phone and telecommunications giant, Nokia, decided to consolidate their North American headquarters by relocating from Las Colinas to Dallas, Billingsley Co.’s Cypress Waters development surrounding the North Lake seemed like the perfect place. Structure Tone Southwest and Billingsley were already working together and recently broke ground on a 350,000sf, five-story building. Nokia decided to partner with Structure Tone Southwest as well, in order to transform the structure into a truly unique corporate environment. Planning for success. The new base building development consisted of a 250,000sf tilt-wall and steel structure to accommodate Nokia’s office space and amenities. Designed to offer sprawling views of Cypress Waters and plenty of natural light, the five-story building features a high percentage of large windows panels, which were extremely fragile. Our expert trade partners and project management team established a plan-in-place to carefully transport the panels to their intended destination and successfully install each one. After erecting the panels, the team then progressed to steel erection, pouring the floors, and installing the MEP infrastructure. In addition to the core and shell construction, our team completed a large surface parking lot adjacent to the building and a four-level, slab-on-grade, precast concrete parking garage. With various other contractors also completing work within the 1,000-acre development—not to mention tenants already occupying surrounding buildings—site logistics for this portion of the project was critical. Communication is key. Throughout construction, our team coordinated expectations of the base building owner and tenant fit-out owner to complete both projects successfully. Our goal is always to act in our clients’ best interests with zero conflicts. Providing both the base building owner and tenant fit-out owner with a comprehensive staffing and resource plan to meet these needs allowed Structure Tone Southwest to confidently navigate successful outcomes and relationships with both parties. By coordinating with multiple clients, stakeholders, and working with our trade partners, Structure Tone Southwest successfully completed the five-story, tilt-up concrete structure and interior fit-out on time and within budget.
