The Biscayne Bay Campus of Florida International University welcomes Bayview Student Living, a nine-story, state-of-the-art apartment complex built with sweeping views of Biscayne Bay. The new site was an intentional divergence from its predecessor and will hopefully provide student residents with a luxury apartment feel.
The $60 million, 200,000-square-foot project consists of 410 beds in 154 apartment units with studios, two-bedroom/two-bath and four-bedroom/two-bath styles, and includes four classrooms, a sky lounge and multiple common spaces to provide a high-quality living and learning community atmosphere. These living rooms are housed within the tallest tilt-up panels ever lifted—112 feet and 9 inches tall! The tilt-up panel thicknesses varied between the living room panels and the bedroom panels to help create architectural dimension.
After successful completion of similar facilities at FAU Innovation Village and FAU Freshman Housing (both TCA Award winners), FIU saw value in this type of product and engaged the same design team to embark on their flagship project.
The building is constructed with cast-in-place columns and post-tensioned slabs, and the tilt-up wall system is primarily a cladding system. The bedroom tilt-up panels with punched window openings are vertically stacked in three pieces to match the architectural reveal scheme.
