The facility features buildings with clear heights ranging from 32 to 36 feet, 154 dock doors, and 10 oversized ramp doors, accommodating diverse tenant needs. Configurations include rear-load and cross-dock options, ensuring flexibility for modern distribution requirements. With its strategic positioning near key intermodal facilities and airports, Mercantile 820 significantly boosts the regional logistics infrastructure, contributing notably to Haltom City’s industrial growth.

Proximity to large residential apartment complexes required careful site management and rigorous scheduling to minimize disruption and maintain neighborhood harmony during construction activities.

Additionally, coordination with the Texas Department of Transportation (TXDOT) was essential to construct deceleration lanes along the Loop 820 access road. This involved extensive planning and compliance with TXDOT’s stringent requirements, adding complexity to project timelines.

Further complications arose from the close adjacency of Buildings 3 and 4 to an active industrial property.
