Summarize the project's program, features and achievements?

Peoria & Reems is a state-of-the-art industrial development located in Glendale, Arizona. This project encompasses two Class A buildings totaling 676,336 square feet offering modern facilities tailored to meet the evolving needs of logistics and distribution operations. Both buildings are equipped with 163 dock-high doors, 120 trailer spaces, and 60-foot speed bays, ensuring an efficient logistics environment. Additionally, with this project being situated minutes from Loop 303 it creates excellent connectivity to major transportation routes and positions it as a prime location for distribution and warehousing operations. Peoria and Reems has been recognized for its excellence in design and construction as it received the AZRE Magazine "People and Projects to Know" award in 2025.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

This site required rezoning which was managed by the general contractor in-house. Navigating local regulations and securing approvals without delaying the schedule was a significant early hurdle. Additionally, this project had an ambitious construction schedule and restricted site logistics. Developing a large industrial park within an active logistics corridor required careful coordination to manage truck access, utility planning, and construction phasing to ensure date of completion and minimize any disruption to nearby operations.

Please communicate any engineering complexities or unique features of the panel design for this project?

Some standout architectural elements of Peoria & Reems is the incorporation of two-story storefront window systems in the lobbies and office suites located at the corner of the buildings. The panels were designed to accommodate these large window openings without compromising the building's structural integrity which required meticulous planning and coordination from the design team. Another notable element of this project was the architectural reveals installed to enhance the modern aesthetic of the tilt panel exteriors for both buildings. In total, nearly 10 miles of reveal was utilized throughout the project. Additionally, the panels were engineered to support the substantial loads imposed by the building's design, including clear heights of 32' and 40'.
