What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

The small footprint of the slab presented a logistical challenge for lifting and placing the tilt-up panels effectively. To overcome this challenge, the construction team implemented a two-part lifting process. First, they lifted and installed the panels for the backside of the building. Once these panels were securely in place, they proceeded to lift and install the panels for the front side of the building. This approach ensured that the panels could be handled with precision and care, minimizing the risk of damage and ensuring that the finished face of the panels remained pristine.

Another aspect to consider was the proximity of the buildings' back sides to the property line. With both buildings having back sides directly abutting the property line, it was essential to establish cross-access agreements with neighboring properties. These agreements allowed for necessary access to the back sides of the buildings for tasks such as caulking, painting, and patching. Cooperation and coordination with neighboring property owners were crucial to ensure smooth progress and completion of these finishing tasks.

The main street frontage of both buildings boasted striking architectural elements in the form of large F-style panels positioned at the corners. These panels were meticulously crafted to accommodate expansive curtain wall glazing details, adding both structural support and aesthetic appeal to the buildings. During the tilt-up phase of construction, careful measures were taken to ensure the stability of these corner panels. Temporary shoring techniques were employed to support the panels until structural steel components could be installed, safeguarding against any potential stress or damage during the lifting process.

Constructed with a substantial 16-inch full structural thickness and utilizing a high-strength 40mpa concrete mix, these panels were engineered to withstand the loads and pressures associated with supporting the curtain wall glazing. Moreover, heavy rebar reinforcement and embeds were integrated into the panels' design to further bolster their strength and stability. These reinforcement elements not only distributed loads evenly but also facilitated the secure attachment of structural steel connections.

The attention to detail in the construction of these corner panels reflects a commitment to both structural integrity and architectural excellence.
