Stryker Regional Distribution Center

Stryker's new Flower Mound Regional Distribution Center combined building a tilt-wall core and shell building with interior finish-out including site development, structure, building envelope, office mezzanine and utility infrastructure. The facility's 320,500sf includes 241,500sf of warehouse area and 79,000sf of office space, and the project's nearly 100 tilt-wall panels feature a variety of types and sizes - including panels weighing up to 9 tons.

Several outside factors caused a very tight schedule crunch for the construction team. First, an added 40,000sf expansion experienced approval delays, which resulted in delays in panel and steel erection. Once construction began, the erection crane broke down on site. Instead of stopping the project for the projected three weeks needed to fix the crane, Structure Tone suggested erecting the steel first, which required additional bracing in order to keep the project moving. The first section of steel was constructed in time to attach the concrete panels once the crane was repaired. An added challenge was the especially rainy season, resulting in 50+ days of rain delays, making the overall schedule incredibly challenging. The construction team resequenced the project phases and added abundant overtime work to meet deadlines.

The office space was designed to be an open environment that interconnects users throughout the building and includes executive private offices, conference rooms, a cafeteria and multi-purpose dining area, training room, fitness center, restroom with showers, laboratory and entertainment areas. Showcase rooms are placed throughout to display and test the innovative healthcare equipment Stryker manufactures and sells. These areas are broken into two levels by a mezzanine brought together by a grand, two-story break room and common area. The large warehouse space has both manufacturing and assembly capabilities with storage racks for distribution purposes.
