Expandiendo el programa industrial a través de tilt-up

Pacific Ridge Business Centre in Langford, British Columbia, is a two-building industrial development comprising 15 units with spaces ranging from 5,430 square feet to a contiguous 69,498 square feet. Developed to provide warehouse and distribution space serving Vancouver Island, the project received a Tilt-Up Achievement Award. Its combination of adaptable unit configurations, 28-foot clear warehouse heights, dock loading, and pre-built structural steel mezzanines demonstrates how tilt-up can accommodate an industrial program requiring flexibility, efficiency, and accelerated delivery.

The site introduced constraints that directly influenced the building configuration. Streamside Protection and Enhancement Area (SPEA) setbacks bordered three sides of the property, while a tight utility corridor further limited the developable area. Coordination among the project consultants refined the building footprints to preserve the required environmental setbacks while maximizing usable space and maintaining the functionality of individual units.

Site preparation also made use of free-draining blast rock subbase sourced from a nearby property. Using material available within the region reduced transportation requirements while providing the subbase needed for development.

Coordinating construction in a new trade environment

Pacific Ridge represented the developer’s entry into the Vancouver Island market, requiring the construction team to establish relationships with a new group of subtrades. Many of those trades had not previously worked on a tilt-up project. This made coordination and sequencing particularly important as established tilt-up practices were introduced to participants less familiar with the construction method.

The two buildings incorporated 209 tilt-up panels reaching up to 12.5 inches thick. Panel layout, formwork, concrete placement, and erection were closely scheduled to maintain the construction sequence. Coordination and education of participating trades allowed the project to be completed ahead of schedule despite the team’s limited prior experience working together.

The project illustrates a transferable consideration for contractors working with trades less familiar with tilt-up: established construction knowledge can be extended through deliberate sequencing, coordination, and education. In this case, those practices allowed the construction system to retain its schedule advantages while incorporating a new group of project participants.

Extending industrial functionality

The development responded to a regional market in which several elements of its industrial program were uncommon. At the time Pacific Ridge was brought to market, it was the only new development in the region offering dock loading. The 28-foot clear warehouse height and range of available unit sizes likewise expanded the configurations available to industrial users on Vancouver Island.

Tilt-up supported that flexibility while providing the exterior enclosure for multiple occupancies across the two buildings. The façades combined painted panel surfaces with formliner detailing, wood-effect metal cladding, curtain walls, and stone veneer at entrances. These materials created visual separation between adjoining units while incorporating finishes associated with the surrounding Pacific Northwest context.

The façade strategy demonstrates how multi-tenant industrial tilt-up buildings can establish differentiation among individual units without changing the underlying structural and construction logic of the development. Articulation and supplemental materials were integrated with a consistent panel system, allowing architectural variation to coexist with the efficiencies of repetitive construction.

The project also demonstrates how construction speed can influence outcomes beyond the schedule itself. Completing Pacific Ridge ahead of schedule reduced the duration of construction activity adjacent to the surrounding residential neighborhood, reduced land carrying time, and allowed the industrial space to enter the market sooner. Extensive estimating and budgeting throughout construction also resulted in the project being completed under budget despite the developer having no historical construction-cost data for the region.

Pacific Ridge demonstrates how tilt-up can serve as more than an efficient enclosure system for industrial buildings. Its combination of flexible unit planning, clear height, loading capabilities, architectural articulation, coordinated panel construction, and accelerated delivery shows how the method can support increasingly capable multi-tenant industrial programs. The project provides a repeatable example of aligning the efficiencies of tilt-up construction with evolving expectations for industrial space.
