The project breaks new ground as the first four-story office in Newfoundland. The challenge for this project was increasing office and retail density on a site already over-burdened with surface parking without obstructing views with new garages. The solution was to use the natural topography of the site to have a new garage low enough that office users could see over it to the north. The second challenge was inventing a tiltwall panel strategy that would be light enough to lift while keeping an aggressive glass line \u2013 available cranes would only be able to pick a 15\u2019 4-story panel which would support a 10\u2019 punched opening window on each level. We came up with a 30\u2019 3-story panel that would bear on two flanking 4-story \u2018hip\u2019 panels in order to achieve 25\u2019 of un-interrupted glass lines at all levels. The heaviest panel lifted is 128,250 lbs with 175,000 lbs being typical of this building type and height. Three tilt-up panels create an elevated fin wall at the prominent corner of the building maximizing the buildings signage opportunity. This composition of glass and tiltwall formliner is supported on four 1-story panels turned perpendicular to the building\u2019s perimeter creating a continuous covered connection from neighboring buildings to the main entrance.<\/p>\n","protected":false},"excerpt":{"rendered":"<div class=\"mh-excerpt\">20 Hebron Way, designed by Powers Brown Architecture, is a mixed-use 4-story building with approximately 25,000 sf of retail on the ground level and 75,000 of office on three levels above.
