The Tilt-Up Concrete Association\u2019s Annual Tilt-Up Achievement Awards Program has evidenced the ever increasing variety of project types, forms and sizes that have since become commonplace. The reputation of tilt-up as solely a way to construct plain big boxes has begun to fade and tilt-up is now regularly considered for almost every project type, depending on the region. \u201cFrom warehouses and functional origins, tilt wall has begun to transverse building types at an amazing rate,\u201d writes Jeffrey Brown of Powers Brown Architecture. \u201cWhile there is still much work to do regarding the seriousness with which architects and academia take the method as an innovative way of form making, tilt-up has come a long way.\u201d<\/p>\n<p>Still, among all of these efforts and the success tilt-up has had expanding into new markets, it is important to acknowledge and discuss the relevance and dominance tilt-up enjoys when it comes to the construction of the building type known within the industry as the rigid wall, flexible diaphragm, large box structure. \u201cThere is simply no way to beat tilt-up when constructing a building of this nature,\u201d said Mike Wolstenholme, National Tilt-Up Sales Manager for Meadow Burke. \u201cIt remains the most cost-effective, time-sensitive and efficient way to construct a warehouse box and, therefore, it remains the bread and butter of our industry.\u201d\u00a0 Although \u201csimple\u201d is often used to describe these structures, many times the projects are far from simple either in structure, configuration or site adaptation.\u00a0 The moniker \u201csimple\u201d, however, is used to refer to the relationship of the perimeter wall envelope supporting an expansive roof with few juxtapositions or features that present challenges to engineering.<\/p>\n<p>As the following excerpt from Brown\u2019s anticipated book titled \u201cThe Architectural Potential of Tilt Wall\u201d explains, the utilization of the tilt-up building system to construct large, simple projects is embedded in the method\u2019s history and directly linked to its inherent benefits.<\/p>\n<address style=\"padding-left: 30px;\"><span style=\"color: #888888;\"><em>\u201cAfter tilt wall\u2019s flirtation with high modernism, it sank into anonymity for several decades as the war retarded the commercial construction industry. As was the case with many innovations from banking to manufacturing, World War II and its economic aftermath sponsored a need to build quickly and economically. Surviving the war as a technique, but shedding its high modern pedigree, tilt wall was revived as the way to build large footprint big box projects, at least for the most part. Experimentation on its use in low cost housing, conducted almost in ignorance of its history, was flirted with in the late sixties and seventies and documented in trade publications from the mid-sixties to the early seventies. The invention of the mobile crane in the post-war construction market facilitated the lifting of ever-larger panels on nearly any site. Its inherent economies, driven by its speed of erection coupled with its efficiency in creating large boxes, the slabs of distribution centers and warehouses being proportionally strategic as casting beds for the wall panels, resulted in the method being relegated, for the most part, to \u201cbig dumb box\u201d architecture as the twentieth century came to a close. With its increased employment as a low-cost technology came the ubiquity that has come to characterize both its market depth in terms of potential buildings types and its untapped architectural design potential that define its opportunity to architects today.\u201d<\/em><\/span><\/address>\n<p>This excerpt also touches on a few of the reasons marketing efforts for the industry over the past decade have been focused on expanding the recognized applications of the method. Those efforts will continue. However, the focus of this article is to celebrate how the tilt-up industry continues to improve on the not so \u201cdumb\u201d box.<\/p>\n<h4><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-2958\" alt=\"American-Futurniture\" src=\"http:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/American-Futurniture.jpg\" width=\"680\" height=\"340\" srcset=\"https:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/American-Futurniture.jpg 680w, https:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/American-Futurniture-678x340.jpg 678w, https:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/American-Futurniture-300x150.jpg 300w\" sizes=\"auto, (max-width: 680px) 100vw, 680px\" \/><\/h4>\n<h4>PERFECTING THE BOX<\/h4>\n<p>\u201cAre we getting better at the simple buildings? Yes,\u201d says Laurence Smith, P.Eng., Vice President of Engineering with Lindsay Construction in Dartmouth, Nova Scotia, Canada, \u201cand the improvements exist across the entire process. From the time before the building is designed to the setting of the last panel, the process continues to get better.\u201d<\/p>\n<p>One factor contributing to increased efficiencies in some markets, according to Smith, is their maturation. Eight to ten years ago, Smith had to sell the concept of tilt-up to clients. Now they come wanting it from the beginning. Even so, as early as five years ago Smith says clients would come with a building designed in another system that required conversion to tilt-up in order to deliver the advantages they desired. \u201cThe process of converting these projects, while worth it, took so much energy and time,\u201d said Smith. \u201cIn mature markets, much of this is gone.\u201d<\/p>\n<p>Smith explained that new markets can present challenges in the field as well. \u201cWith the oil industry boom in Canada, companies were bringing in these large cranes to regions that before had no access to the machinery needed to lift large panels efficiently,\u201d said Smith. Because of this, Lindsay Construction was able to expand and bring tilt-up to markets unfamiliar with the building system. Smith explained that at home there were one or two cranes and one or two crane operators and for them lifting panels was second nature. As Smith visited jobsites in this new region and asked those who had never seen anything like this to raise their hand, he was only slightly surprised to find that he was one of the only ones with his hand down. \u201cIt\u2019s exciting and extremely gratifying to introduce something completely new,\u201d said Smith, \u201cbut it obviously comes with some complexity. I tell them, take the first one slow. They listen. Then I say, let\u2019s do another.\u201d<\/p>\n<p>This penetration of tilt-up into new markets continues to improve efficiencies as more clients and contractors become familiar with the method. Contractors in Florida, Texas, and California haven\u2019t encountered these issues for years. However, in these markets, advancements in lifting and bracing technology have fueled greater efficiency where according to Wolstenholme, \u201clarge, simple boxes are coming back in a huge way.\u201d<\/p>\n<p>\u201cAlthough we\u2019ve done a large number of Class-A office buildings in tilt-up with fantastic results, the economy and speed that tilt-up brings to warehouse type construction is unmatched,\u201d said Chip Dehart, an Estimator for Suntec Concrete, Inc., one of the largest commercial concrete construction companies in the Southwest. \u201cWe can put up a 400,000 square-foot warehouse (footings, slabs, and panels erected) in six weeks or less.\u201d<\/p>\n<p>Dan Dancer, Product Line Manager for Dayton Superior, an industry leader in the design, manufacturing and distribution of specialized concrete construction products, said, \u201cBy in large, the majority of our work for the tilt-up industry comes from single-story tilt-up projects.\u201d For that reason, they and other industry manufactures continue to develop simpler, faster and therefore more economical ways of forming, lifting and bracing tilt-up panels.<\/p>\n<p>\u201cWe are in the process of testing a new system that would allow the number of lifting inserts required on a typical panel to go from eight to four,\u201d said Dancer. \u201cThis would provide both cost and time savings.\u201d Advancements like this also present tangential benefits. As the speed with which panels can be lifted increases, savings in labor and equipment rental begin to add up.<\/p>\n<p>\u201cMeadow Burke has an extremely fast, safe and strong lift system called Super Lift III,\u201d said Wolstenholme. \u201cIt allows for panels to be erected at a fast rate, especially in the repetitive process.\u201d Wolstenholme explained that engineers work to keep rigging changes to a minimum during lifting and bracing engineering, which facilitates faster erection times.<\/p>\n<p>There are efficiencies to be gained in bracing as well. Just in the last three months Dayton Superior introduced a new adjustable brace (B5A). Previously, brace lengths were fine-tuned via threaded joints at either end. These joints allowed for adjustments up to six or eight inches. The new B5A will allow for adjustments up to seven feet. This flexibility will aid contractors in the field as they account for misplaced inserts, saw cuts, etc. In some cases, this new brace could significantly reduce the variety of braces on site, minimizing time-wasting mistakes related to selecting the wrong brace for a given panel.<\/p>\n<p>Methods of securing the braces to the slab also continue to improve. \u201cWe have developed strong, safe and fast brace-anchoring systems such as the Slam Anchor and the MB Brace Bolt,\u201d says Wolstenholme. \u201cThe system allows for quick attachment of the braces to the floor while meeting the strict brace loads required.\u201d Even the average height of the panels has changed in the simple big box as developers have required greater interior clear heights for their tenants.\u00a0 The taller the panel, the greater the force on the floor slab during the bracing period, and this can be a real challenge.<\/p>\n<p>Additionally, bracing to the outside of the building is becoming a more and more common practice. Initially developed primarily for multistory projects and\/or projects with a relatively small footprint, these larger \u201csimple\u201d projects can have issues related to the preservation of the slab (no holes) and the facilitation of quicker, more efficient steel erection.\u00a0 The experience in bracing to the outside from the newer markets has made this strategy a good option. Manufacturers continue to refine lifting and bracing systems, making them more efficient and versatile. Today, helical ground anchoring systems have become the primary method used to brace panels to the outside, significantly speeding up the process and applying greater safety around the perimeter where large blocks of concrete, called \u201cdeadmen\u201d, used to be found.<\/p>\n<h4><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-2959\" alt=\"2012_Sentry-Gateway_508\" src=\"http:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/2012_Sentry-Gateway_508.jpg\" width=\"680\" height=\"340\" srcset=\"https:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/2012_Sentry-Gateway_508.jpg 680w, https:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/2012_Sentry-Gateway_508-678x340.jpg 678w, https:\/\/tilt-up.org\/tilt-uptoday\/wp-content\/uploads\/2013\/10\/2012_Sentry-Gateway_508-300x150.jpg 300w\" sizes=\"auto, (max-width: 680px) 100vw, 680px\" \/><\/h4>\n<h4>CONSIDERING THE BIG PICTURE<\/h4>\n<p>Manufacturers should be commended for their efforts to continually refine and improve tilt-up accessories. Their work ensures the tilt-up industry is armed with the very best tools for the job. It is up to the contractors to determine just how these innovations are introduced to the jobsite. \u201cAs one considers implementing new technology, they must keep in mind the entire tilt-up system,\u201d says Smith. Many times there are tradeoffs where removing a step here creates another there, or saved time here creates the need for more resources there. Being aware of all potential implications, both positive and negative, helps to guarantee the efficiencies one thinks they are gaining are real. Better yet, many issues are actually simple to avoid in the first place.<\/p>\n<p>For Smith, \u201cA little planning upfront goes a long way.\u201d Many onsite issues during the lifting and bracing process can be avoided when the site superintendent is equipped with drawings outlining exactly where each brace will meet each panel, and where those braces will meet the slab. Combine that with a carefully thought-out panel layout and erection sequence and you have a recipe for success. Putting pen to paper and thoroughly reviewing this information for any conflicts is critical.<\/p>\n<h4>KEEPING IT SIMPLE AND TURNING A PROFIT<\/h4>\n<p>In addition to being the building type that brings out the very best of tilt-up\u2019s efficiencies, many contractors would agree that these projects are also the most profitable. Clay Fischer, CEO at Woodland Construction Company, Inc. once proclaimed, \u201cIf we won an award for the project, we probably didn\u2019t make much money on it.\u201d Many have shared this opinion as they jokingly describe the complexity and unforeseen challenges many times found in projects that the judges often react to most favorably.\u00a0 It also implicates that projects many consider mundane are the ones where contractors can produce the best results for their profitability.<\/p>\n<p>According to Smith, \u201cIt\u2019s not the size of the project that is necessarily the determining factor for efficiency or profitability.\u00a0 I can look at a basic project (without high-end finishes) under construction, and based on the simplicity of the bracing scheme, give you a ball-park square foot cost,\u201d said Smith. \u201cThe two are directly related in my experience.\u201d\u00a0 No matter the size of the box, what Smith refers to is the relative simplicity to which the big box building type is known.\u00a0 Panels are routine or repetitive in their size, bracing schemes and lifting layouts are not altered significantly, and openings are repetitive.\u00a0 They account for as basic an approach to both cost estimating and construction as possible in any industry, but especially so for tilt-up.<\/p>\n<p>When asked about the best size for tilt-up projects with this idea in mind, Smith, a past president of the Tilt-Up Concrete Association, explained that everything goes full circle. \u201cWith regards to the feasibility of a tilt-up project and its economies related to size, a 20,000 square-foot project was once considered the minimum,\u201d said Smith. \u201cThen it went down to 15,000 square feet, then 10,000 square feet. We have done 5,000 square-foot projects very economically and the clients are happy.\u201d For Smith, it is all about the simplicity and efficiency of the design.<\/p>\n<p>To better communicate the complexity of any given project, Smith assigns a rating to each project. Projects rated 1, 2, or 3 are extremely simple projects, often taken on by junior engineers. 4, 5, and 6 level projects (still considered fairly straight-forward) are lead by mid level engineers, while level 7 and higher require the participation of a senior engineer.\u00a0 Smith suggested that their internal processes are basically automated and that they have the steps refined to a point that a client looking for a simple (level 1, 2, or 3) project could have in hand a full set of construction documents including drawings, panel books and lifting and bracing design within eight hours. \u201cThese are not necessarily the most profitable jobs though,\u201d says Smith. \u201cOur sweet spot, when it comes to profitability, is the relatively simple, medium-sized project. The most simple are so simple that almost anyone can do them,\u201d he explains. \u201cThe highly complex projects carry with them a lot of risk and the attention of your very best engineers.\u201d\u00a0 According to Smith, the medium- to large-sized, low- to medium-complexity projects are still the most profitable.<\/p>\n<h4>PROJECTING THE FUTURE<\/h4>\n<p>While there is no science behind the prediction of what the future holds for the industry, one thing is clear: the economy has rolled around to the return of this big box.\u00a0 Companies like Amazon, Wal-Mart and many more are once again committing to massive projects with a basic perimeter envelope and acres of roof area.\u00a0 This has the tilt-up construction industry poised to display the effectiveness and the efficiency that became the calling card for many contractors during the 90\u2019s and early part of this millennium.<\/p>\n<p>The past is still not the future, however, and today\u2019s new big box projects have implemented many design changes that are introducing new challenges to construction professionals.\u00a0 New requirements for energy performance and air barrier construction are ushering in a new era of insulated wall technology to a building category that had been largely exempt from the control of energy consumption.<\/p>\n<p>\u201cWhile we are always evolving,\u201d said Smith. \u201cThat one market will never go away. When that building comes along, and tilt-up is an option, it will always be the best solution.\u201d Tilt-up\u2019s position among other methods of constructing relatively large low-rise hard-walled structures is rarely challenged.
