Multiusuarios 3

Project summary provided by submitting company.

The "Multiusuarios Building 3" is an industrial building, aimed at any user, in which aesthetics are combined with functionality for the development of their activities, this project and building has the highest international quality standards, which is reflected in the advancement of materials technology.

Located in the "Colinas de San Luis Industrial Park", in the Villa de Pozos Municipal Delegation, San Luis Potosi, S.L.P. The building is on a plot of 226,451.700 sqft land, and has a building of 114,644.779 sqft composed of a general area, in which the final user can distribute & choose between production, office, warehouses areas and all space necessary for the development of His needs or product. Outside with service areas, outdoor parking, green areas, platform area and maneuvering yard.

In what respects the design of the facades emphasizes the intention to excel through the game of colors in gradient, generating contrasts between blue and yellow blurring each of these, this in turn generates an intentional movement in each of things four facades, reaffirming that architecture is in constant movement. Coupled with the design of the colors, it was combined with a concrete framework, which apparently envelops the building.

The main material used was: the concrete, it was applied in different areas, including the floor, but mainly the main Tilt-up walls (concrete panels) that form the perimeter of the construction, this constructive system provides a lot of security with regard to steel structure. The steel used in general forms the structure for the roof of the building, the glazzing is made use of glass and aluminum frames, generating the permeability of natural light that generate an atmosphere of harmony and quality in its interiors for its occupants, with the creation of microclimates, without neglecting the use of artificial light.

The number one goal of our company engineering applied to the design of structural systems is the structural safety of the building, based on the efficient use of steel and concrete. It translates into lightweight and resistant structures that comply with applicable standards while allowing all the loads required by productive operations. The developments of the construction system use materials produced under strict certified protocols.

Once the construction is underway, all the structural elements are integrated through meticulous quality guarantees that comply with all safety measures. It means that the finished structure presents the strength and durability necessary for any standard operation, at an optimal cost. In addition to the final project, the process also controls and safeguards all human and material resources.

The quality of both interior and exterior finishes, is a constant throughout the building, the lighting designed in the general space. As well as the preparations for installations that may be developed by the final user, savings in electrical energy and lighting, and catchment with re-addressing of rainwater.

The main element of the development of the construction are the concrete walls that frame the perimeter. Tilt-up walls on facades have varying heights up to 40 ft. Vertical and weight around 78,000 lbs.

The design of the building from its conception until is construction was developed, ensuring that the building will not affect the natural environment of the zone, for which a constant respect for the areas was maintained, having natural and endemic vegetation of the area.

The horizontality of the construction is intentionally combined with the natural landscapes, this leads us to generate an integration between the building and the environment.

As part of a culture of , the inclusion of people with different capacities, by including ramps in the accesses to the building and special parking spaces near those.

Although the building is for lease purposes and is oriented for different users, our company always takes great care in the orientation of its buildings, in order to have feasibility to have, optimal indoor climates for the development of the user's final activities.

Among the factors that took into account is the solar incidence, we took advantage of natural lighting in the interior, although it is necessary the use artificial lighting.

The natural areas projected in the complex were always respecting the existing vegetation in the environment, which being a warm climate combined perfectly with the cacti that were placed and the dry gardens created with nice designs, but keeping the low water consumption as a main priority.

Creating opportunities on the of industrial sector, will have a favorable impact on the surrounding communities, so that the creation of jobs and social development will benefit the economy, by generating income, growth and infrastructure in the zone.
