Located less than one mile from Rex Hospital and numerous other medical and professional office buildings, this mixed-use project includes retail (39,241-square-feet), restaurant (7,226-square-feet) and office (94,214-square-feet) spaces.
The owner’s anchor tenant, occupying more than 30 percent of the project’s square footage, chose this project because of Tilt-Up’s ability to meet their challenging occupancy timeframes. Detailed project scheduling and staging of multiple buildings was required to meet the critical dates for both the beginning of tenant up-fits and the completion of the surrounding site work.
Not only was Tilt-Up used because of the client’s timeframe but also for aesthetic appeal, creativity of structural and architectural design, and advanced construction standards. A cohesive design with attractive features such as multi-level balconies, numerous arched openings, cupolas and detailed fenestration were utilized to achieve the architect’s desired style. This project utilized a diverse range of architectural treatments including a mix of brick and painted concrete surfaces, EIFS cornices applied to panels, varied lighting fixtures and miscellaneous metal treatments.
Other unique design elements for the three and four-story buildings included two curved sections in each, laps, jogs, varying heights, retaining walls, spandrel glass, as well as Tilt-Up columns with segmented curved beams that support a second floor balcony and roof.
